Selling Your Home: What Happens From Listing to Transfer?
Selling your home can feel like a big process, but knowing what to expect can make the journey feel much more manageable.
From preparing your property for the market to signing an offer and eventually handing over the keys, there are several important steps along the way. At RE/MAX Living, we believe that an informed seller is a confident seller, which is why our agents are here to guide you through every stage of the process.
Here’s what you can expect when selling your home in South Africa.
Preparing Your Property for Sale
Before your property goes onto the market, it’s important to make sure it is presented in the best possible light.
Your RE/MAX Living agent can advise you on what improvements or changes may be worthwhile before listing. This could include decluttering, minor repairs, improving kerb appeal or simply making sure your home is clean and inviting.
You don't necessarily need to undertake major renovations. Often, small improvements can make a noticeable difference to how buyers experience your property.
Establishing the Right Asking Price
One of the most important decisions when selling your home is determining the asking price.
Your RE/MAX Living agent will consider factors such as the property's location, size, condition, features and recent comparable sales in the area when helping you establish a realistic market-related price.
Pricing your property correctly from the beginning can help attract serious buyers while ensuring that your expectations are aligned with current market conditions.
Listing and Marketing Your Property
Once you are ready to go to market, your property will be professionally presented to potential buyers.
This can include professional photography, property descriptions, online listings, social media exposure and other marketing opportunities.
At RE/MAX Living, our aim is to give your property the exposure it deserves while reaching buyers who are genuinely interested in what your home has to offer.
Your agent will also manage enquiries, arrange viewings and provide feedback throughout the marketing process.
Receiving an Offer
Once a buyer is interested in your property, they may submit an Offer to Purchase.
This is an important stage because the offer will outline the proposed purchase price and may include various conditions, dates and other terms.
Your agent will help you understand the offer and guide you through the negotiation process if necessary.
Remember, the highest offer isn't always the only consideration. The conditions attached to an offer, the buyer's financing position and the proposed timelines can all be important factors.
The Offer Is Accepted
Once you and the buyer have agreed to the terms and the Offer to Purchase has been properly signed, the sale moves into the legal and administrative process.
At this point, the conveyancing process begins.
In South Africa, the transfer of ownership is handled by a conveyancing attorney, who is responsible for managing the legal requirements involved in transferring the property from the seller to the buyer.
The Conveyancing Process
This is often the stage where sellers have the most questions because there can be a lot happening behind the scenes.
The conveyancing attorney will attend to the necessary documentation and requirements for the transfer.
Depending on the circumstances of the sale, this may involve obtaining documents and certificates, settling outstanding amounts, obtaining the necessary municipal information and ensuring that the relevant transfer requirements are met.
If there is an existing bond over the property, the cancellation of that bond will also need to be arranged.
Your estate agent remains an important point of contact during this stage and can help keep communication flowing between the relevant parties.
Transfer and Registration
Once all the necessary requirements have been completed and the documents are in order, the transfer can proceed to registration at the Deeds Office.
This is the point at which ownership of the property is officially transferred to the buyer.
Once the transfer has been registered, the sale is officially complete.
Handover of the Property
After registration, the final arrangements for occupation and handover take place according to the terms agreed in the Offer to Purchase.
The buyer can then take occupation of the property according to the agreed date, and the keys can be handed over.
For the seller, this marks the end of the journey from putting the property on the market to successfully completing the sale.
